What is Daisy?

Daisy is a full-service property management company for condos, co-ops, and HOAs in New York. We handle everything a building needs: finances, operations, compliance, vendors, and residents, with a dedicated team and the transparency boards have rarely had access to before.

Why does Daisy exist?

Yotam, Daisy's CEO, used to live in a building where life just worked. Neighbors shared keys, picked up each other's dry cleaning, and watched each other's pets. Then he moved to a newer building with better amenities and everything changed. The elevator was always broken. Neighbors fought. Nothing got resolved.

He joined the board to help fix it and quickly realized how outdated the whole experience was. He assumed it was just his management company. Then he learned it was the whole industry.

The way a building is run has more impact on your quality of life than the amenities it offers. Yotam believed there was a better way, one built on real visibility, modern technology, and a team that actually gets things done. That's why Daisy exists.

Why the name Daisy?

Flowers have a way of brightening up a space. They signal freshness, care, and new beginnings. NASA researchers studying air purification found that one of the most effective plants at cleaning indoor air was a species of daisy. Something small and easy to overlook, quietly making the environment around it better.

That felt right to us. We wanted to build a company that does the same thing for buildings: brings freshness, brings care, and makes the place you come home to feel like somewhere you actually want to be. The name stuck.

How is Daisy different from a conventional property management company?

The conventional model puts one person in charge of everything: client relationships, maintenance, compliance, finances, capital projects. That person gets stretched thin, and buildings feel it.

At Daisy, your property manager focuses on what matters most: the overall health of your building. They partner closely with your board on long-term planning and strategic decisions. They're supported by dedicated teams in finance, operations, compliance, and capital projects.

Daisy manages condos, co-ops, and HOAs starting at 3 units across New York City and New Jersey. Because buildings vary significantly in size and complexity, Daisy offers service tiers designed to match each community's needs: from streamlined back-office management for smaller buildings to full-service offerings for larger ones that can include a dedicated onsite manager and support for the onsite team.

Regardless of tier, every building gets access to Daisy's full technology platform, the same specialized departments, and the same standard of transparency and responsiveness. Most management companies apply a one-size-fits-all approach. Daisy doesn't.

What boroughs and neighborhoods does Daisy operate in?

Currently, Daisy operates in Manhattan, Brooklyn, Queens, and New Jersey. If your building is outside these areas, we'd still love to hear from you. We're actively expanding.

How many buildings does each property manager handle?

There isn't a fixed number. Portfolio size is determined by workload and building complexity. Daisy tracks board member and resident satisfaction scores alongside a building health score for every property, measuring response times, financials, and issue resolution. Leadership can see this data in real time. If scores start to drop, we can identify immediately whether a property manager needs support or has too much on their plate, and act on it. Your building's health isn't left to chance.

Who will be our main point of contact?

Your property manager is your primary point of contact and the person accountable for your building's health. They partner closely with your board on long-term planning and strategic decisions. For day-to-day tasks and routine coordination, they're supported by an Account Coordinator and the dedicated teams across finance, operations, compliance, and capital projects.

How does Daisy handle board meetings?

Board meetings are scheduled through the dashboard, and conducted over Zoom. After each meeting, Daisy generates minutes and delivers them to the board by the following day, directly in the dashboard. We also prepare and lead annual meetings.

Does Daisy manage the building super?

Yes. Daisy works directly with your super and onsite staff. Supers get their own Daisy app to stay organized, connected to the team, and equipped to do their jobs well.

What happens if we don't have a super, or our current super isn't performing?

Daisy can step in through Super Services. We provide and fully manage a super or porter on your behalf, at a schedule and cost tailored to your building's needs. Buildings that don't need a full-time presence can arrange part-time or scheduled visits. It's a flexible alternative to hiring independently, with the added benefit of the super being fully integrated into Daisy's team and systems.

Will my building get a dedicated manager?

Yes. Every building has a dedicated manager. The level of direct interaction varies by service tier, but there is always a specific person responsible for your building.

I heard Daisy is a "virtual" manager with no real people and all AI chatbots. Is this true?

No. Daisy is a full-service management company staffed by experienced professionals. Technology makes our operations faster and more transparent. Behind every task, every response, and every decision is a person.

I'm interested in Daisy's systems but my board is worried you're too tech-focused without the "human touch." Is this a fair impression?

It's a fair question. Daisy is very much a people business. Your property manager knows your building, works closely with the board, leads your board meetings, and is accountable for its health. Technology is what enables us to provide visibility, get things done efficiently, and communicate in real time. Technology supports the people doing the work. It doesn't replace them.

My building is a white-glove, doorman building with high expectations for service. How will Daisy work with buildings like mine?

Daisy manages buildings across a wide range of service levels, including full-service doorman buildings with demanding residents and high expectations. Our system is built to handle complexity. For larger buildings this can include a dedicated onsite manager and a fully integrated onsite team. Whatever the setup, the same standard of transparency, responsiveness, and accountability applies.

I'm a small building (under 20 units). Does Daisy work with buildings like mine?

Yes. Smaller buildings are served through a streamlined model that covers everything: finances, compliance, vendor coordination, and resident support through the app, at a cost structure built for smaller communities.

Is Daisy a privately held company?

Daisy is privately held. We're focused on building a long-term business and committed to the communities we serve.

Switching & Onboarding

Can we speak to other boards Daisy manages?

Yes. We're happy to provide references.

How disruptive is switching to Daisy?

It isn't. Daisy does virtually all of the work. Vendors stay informed, ongoing projects stay on track, and residents are notified and welcomed into the Daisy system. Building life doesn't stop during the transition.

How long does onboarding take?

We aim for a 60 day onboarding which begins on the first of the month. If your board signs on March 20th, your switch begins April 1st, and Daisy officially begins managing your building on June 1st.

What does the onboarding process look like?

Onboarding runs across three phases over 60 days. Phase 1 builds the foundation: gathering documents, auditing the building, setting up financials, and onboarding vendors. Phase 2 covers configuration: building the budget, training the onsite team, and welcoming residents into the system. Phase 3 is go-live: everything transfers, all systems activate, and Daisy officially takes over. Learn more here.

How do we track progress during the switch?

Through your dedicated Dashboard! Every onboarding task is tracked in real time, you can see what's been completed and what's in progress at any point. Your property manager checks in regularly throughout. Learn more here.

Do we need to do anything to facilitate the switch?

Very little. Daisy coordinates directly with your previous management company to collect documents, financial records, and vendor information. Your board approves key items along the way. The operational work is on Daisy's side.

What happens to our existing vendors?

Daisy reaches out to your vendors, collects their contracts, W9s, and payment details, and brings them into the Daisy system. In Phase 2, we audit those relationships and flag any opportunities to improve service or reduce cost.

My building is self-managed. How will Daisy work with buildings like mine?

Self-managed buildings are among our most common transitions. Boards in this situation often know their building better than anyone, and that knowledge doesn't get lost in the switch. What changes is everything that shouldn't have been on your plate to begin with: financials, compliance, vendor management, regulatory filings. Daisy brings the expertise and handles the day-to-day so your board can focus on governing.

My building is transitioning out of sponsor control. How will Daisy work with buildings like mine?

Daisy has experience with sponsor control transitions. These buildings often face the same set of challenges: establishing governance, organizing finances, and addressing deferred maintenance or compliance issues that built up under the previous structure. We work closely with newly empowered boards to assess where things stand and put a clear plan in place from day one.

What does Day 1 of live management actually look like?

By go-live, everything is already in place. Daisy handles all the setup during the switch period, so Day 1 is a normal operating day, not a transition day. Your full resident list is in the system, residents have been communicated with, the Neighbors app is configured and payments are set up, all finances have been transferred, your board dashboard is live, and you have an active plan for the year's compliance and financial obligations.

Financials & Payments

How does Daisy handle our building's finances?

A well-run building starts with well-managed finances. That's why Daisy has a dedicated Finance team focused on both the high level strategy and the details: budgeting, reporting, accounts payable and receivable, and delinquency tracking. Your property manager works closely with them to make sure the financial plan lines up with your building's goals. Everything is visible in real time through your dashboard.

What financial information will we be able to see?

Your board has a real-time view of your building's finances right in your dashboard. No waiting for the month to end or decoding a lengthy report. Bank balances across Operating, Reserve, Mortgage, and Capital Expenditure accounts, unpaid bills with full vendor and invoice detail, delinquencies by unit, and budget vs. actual comparisons down to individual transactions.

Does Daisy handle our annual budget?

Yes. Every year Daisy's Finance team builds a budget recommendation for your building, informed by historical data, economic trends, and the building's long-term plan. Your board reviews it in the dashboard, asks questions, and can model different scenarios by adjusting variables like owner charges and reserve contributions to see the impact on your year-end position. Once everyone's aligned, the budget is approved.

How does Daisy approach reserve funding?

Reserves are one of the most important and most misunderstood aspects of building finances. When a building joins Daisy, we assess where reserves stand. While the Fannie Mae and Freddie Mac guideline of 10% of annual operating income is always the goal, we know it isn't always achievable in the near term. We work with your board to build a realistic plan to get there over time.

Part of that process is helping owners understand the reasoning behind any increases to common charges or assessments.

How do owners pay their common charges and assessments?

Through the Neighbors app. Owners can see their current balance and full transaction history, make one-time payments, or set up autopay. This covers common charges, assessments, move-in and move-out fees, alteration fees, and other charges.

How does Daisy handle delinquencies?

Delinquencies are an unfortunate reality for most buildings. Daisy handles all communication on the building's behalf: sending statements, following up with delinquent owners, answering questions about balances, and helping with payment logistics. Your board has real-time visibility into all delinquencies through the dashboard, broken down by unit and aging period, so you always know where things stand. For situations that require legal escalation, Daisy refers the matter to the board's legal counsel.

Who holds our building's bank accounts?

Each building gets a dedicated bank account set up in the building's name, fully separate from other buildings and from Daisy. You have a view of money in the bank for all accounts right in your dashboard.

Maintenance & Operations

How does Daisy handle maintenance requests?

Residents can submit requests through the Neighbors app, by email, or by phone. Every request gets tracked, routed to the right person, and followed through on. Residents receive status updates throughout so they always know where things stand. Nothing gets lost.

What happens in an emergency?

Daisy has a dedicated team available around the clock for building emergencies. When an emergency comes in, someone responds within minutes. We handle the coordination: vendors, access, and communication, and keep your board and residents informed throughout. You can reach us through the app, the dashboard, or directly at (212) 339-5322.

How does Daisy track building systems and maintenance history?

Every building's systems are catalogued in Daisy's platform: boilers, elevators, HVAC, sprinklers, fire extinguishers, security cameras, intercom systems, water towers, and more. Maintenance history, vendor assignments, and scheduled service are all tracked against each system.

Does Daisy conduct building walkthroughs?

Building walkthroughs are included in select service tiers. Where included, Daisy conducts regular physical walkthroughs, logged with scores, action items, and full historical records.

How does Daisy handle capital projects?

Capital projects require a different level of oversight than day-to-day management. Daisy's Advisory and Project Management team handles all capital improvement work, from scoping and vendor selection through to completion. The team brings vetted vendors, conducts bid leveling, and uses Daisy's buying power to negotiate the best rates on your building's behalf.

Unlike most management companies who charge a percentage of the project cost, Daisy charges a flat rate based on the anticipated scope of work. We are not incentivized by a higher price tag, we are incentivized to get you the best outcome.

How does Daisy handle NYC-specific compliance like HPD violations, DOB violations, and Local Laws?

From the moment a building joins Daisy, every compliance requirement gets planned and scheduled: boiler inspections, elevator inspections, HPD filings, Local Law requirements, and more. Your board can see everything that's coming months in advance through the dashboard.

When violations are issued, Daisy gets notified instantly. Our Compliance team handles everything from there: review, cure, and payment.

How does Daisy vet and manage vendors?

Daisy works directly with a network of vetted vendors across every category of maintenance and service. Every vendor has signed a Master Service Agreement with clear expectations around quality, responsiveness, and service levels. The volume of work Daisy brings means vendors prioritize our buildings, respond faster, and we're able to negotiate pricing most buildings couldn't get on their own.

How does Daisy coordinate with vendors?

Vendors use a dedicated app. When a job comes in, the request goes to the vendor's phone with all relevant details. Vendors can accept the job, schedule their visit, submit completion photos, and send their invoice, all within the app. It keeps the entire workflow organized and speeds up both coordination and payment.

Does Daisy handle payroll for building staff?

Yes. Daisy manages payroll for building employees, including supers and other onsite staff.

Can we keep the vendors we currently use, or do we have to use Daisy's vendors?

You can keep your existing vendors. Daisy onboards them into our system, collects their contracts and W9s, and manages them the same way we manage any vendor. During onboarding, we'll flag any relationships where we think we can improve service or reduce cost. The decision is always yours.

Can we keep our super, porter, or onsite staff?

Yes. Daisy onboards your existing staff into our systems, integrates them into the Building Operations workflow, and manages them as part of the team. We support staff, we don't displace them.

Will Daisy come and meet vendors when needed?

For day-to-day vendor work, Daisy doesn't need to send someone on site and that's by design. Vendors schedule directly with the super, complete the work, and submit photos and a completion report. Work gets done and vendors are held accountable.

Technology & Apps

What will our board have access to?

Your board gets a dedicated Board Dashboard, a real-time portal that surfaces everything relevant to your building (accessible on your computer and in the Daisy App). This includes a full financial view (bank balances, unpaid bills, delinquency), budget and expense tracking, all building tasks and their statuses, governing documents, insurance policies, vendor assignments, and your unit roster. What about our residents and owners?

Owners and residents have access to the Neighbors app. Through it, they can submit maintenance requests and track their status, receive building-wide updates, access building documents, and get 24/7 emergency support. Owners can also view their balance, see transaction history, make payments, and set up autopay.

How does Daisy work with older, less tech-savvy residents?

The Neighbors app is designed to be simple, but it's never the only option. Residents can always reach Daisy by phone or email. When a building goes live, Daisy runs a resident onboarding campaign to help everyone get set up, and we're available to support anyone who needs extra help.

Sales, Leases & Alterations

Does Daisy handle sales and transfers?

Yes. Daisy has a dedicated team that manages all sales and ownership transfers, including application processing, document collection, and board approval coordination.

What about sublets and leases?

Daisy handles lease and sublet applications from start to finish: review, board approval processing, and documentation.

How do owners request alterations?

Through the Neighbors app. The request routes to Daisy's sales, leases, and alterations team, who manages it through to board approval.

What is the typical timeline for processing a sale or sublet application?

Standard sales and sublet applications are processed within 7 to 10 business days. Custom questionnaires are turned around within 3 to 5 business days. Expedited processing is available for an additional fee.

Is there a platform for brokers?

Yes. Daisy's Greenlight platform is built for brokers and applicants involved in sales, sublets, and alterations. Brokers get a building-specific requirements checklist and can upload documents, make payments, track application status, and communicate with the Daisy team directly through the platform.

For Co-ops

Does Daisy have experience managing co-ops?

Yes. Co-ops are a core part of Daisy's portfolio. We understand the governance structure: proprietary leases, share certificates, board approval processes for sales and sublets, flip taxes, and the relationship between the corporation and its shareholder-residents.

How does Daisy handle co-op board packages and interviews?

Daisy provides a clear checklist of all application requirements for the building. Brokers and applicants upload documents and make payments directly through Greenlight. Daisy reviews the completed package and passes it to the board for approval.

Choosing the Right Company

What should we look for when evaluating property management companies?

Most management companies can't tell you their average response time, how long it takes to resolve a maintenance issue, or what their resident satisfaction score is. That's worth knowing before you sign anything. Beyond that, it's worth asking: do they offer real-time financial visibility or monthly reports? Do they handle compliance proactively or reactively? And ultimately, are they aligned with what you actually want for your building?

Is Daisy right for us?

Daisy is built for boards that want full, real-time transparency into their building's finances, operations, and compliance, proactive management, and a platform that keeps residents informed and supported. If the priority is the lowest possible fee above everything else, Daisy probably isn't the right fit.

How do we know Daisy will actually deliver on its promises?

Most management companies don't measure their own performance, which means there's no real accountability. Daisy does. We track response times, issue resolution times, and board and resident satisfaction scores. We actively ask for feedback and use it to improve. At the end of the day, our job is to get things done and communicate well. Everything we measure connects back to that.

Pricing & Contracts

How much does Daisy cost?

Pricing is customized for every building based on size, service level, and complexity. We'll meet with your board to understand your building's priorities, goals, and the level of service you're looking for, then put together a proposal tailored to your situation.

What is included in Daisy's management fee?

Daisy's management fee covers everything your building needs to run day to day: finances, compliance monitoring and violation management, vendor sourcing and scheduling, 24/7 emergency support, building-wide communications, insurance consultation, and access to Daisy's full platform.

A few things are billed separately: the one-time onboarding fee, capital project and advisory work, and unit-level transaction fees for alterations, move-ins and move-outs, and sales and lease applications. Those transaction fees are charged directly to the owner or applicant, not the building.

Are there any setup or onboarding fees?

Yes. There is a one-time onboarding fee, which varies by building size and scope. It covers Daisy's standard transition work: digitizing building documentation and building a single source of record that allows us to manage your building well from day one.

What are Advisory Services?

Advisory Services cover work outside the scope of standard management: capital project scoping and oversight, sourcing or refinancing debt, involvement in legal proceedings or disputes, specialized financial analysis, and handling pre-existing violations or compliance issues that predate Daisy's management.

What are the contract terms?

Management agreements have a one-year initial term. After that, the agreement continues month-to-month and can be terminated by either party with 30 days' written notice.

What happens if we leave Daisy?

Upon termination, Daisy delivers all funds, files, books, records, and documents to the building. All records are maintained digitally and handed over in full. Daisy may hold funds to cover any outstanding invoices incurred on the building's behalf.

What if we're currently in a contract with another management company?

It depends on your existing agreement. Daisy recommends having your legal counsel review it to understand your options. We're happy to discuss timing and plan the switch accordingly.
