Senior Project Manager
About Us:
Daisy is building the future of living. As a full-stack, AI-native property management company for HOAs, co-ops, and condos, we're modernizing one of real estate's largest and most fragmented industries. By combining technology with exceptional service, we deliver greater transparency for boards, more efficient operations, and a better resident experience.
In just a few years, we've become the 8th largest property management company in NYC, expanded across the tri-state area, and now manage over 5,000 units and $200M+ in building budgets.
Backed by strong growth and recent financing, we're entering our next chapter of growth as we expand Daisy's AI-powered operating model nationwide.
Overview:
We're looking for a seasoned Senior Project Manager to advise condo and co-op boards on their most complex capital projects, from initial scope through closeout. You'll lead project planning and contractor negotiations, protect buildings through strong contracts and project controls, and build board confidence to secure new engagements.
You'll also take our project management practice to the next level by setting standards, mentoring project managers on complex projects and board interactions, and establishing the controls that keep projects predictable, including signed contracts, change-order discipline, and accurate budgets and reporting. Working alongside property managers who know each building firsthand, you'll bring informed, hands-on expertise to every project.
What You’ll Do:
Advise Boards and Win the Work
- Lead Daisy's highest-stakes capital projects, including façade, roof, building-system, and major interior upgrades.
- Advise boards with clear recommendations grounded in realistic costs, schedules, risks, and tradeoffs.
- Build board confidence and secure new engagements by shaping project scope, presenting options, and partnering with sales and property management teams.
- Step in to resolve troubled projects or strained board relationships, and lead insurance-loss rebuilds with insurers, adjusters, design professionals, and contractors.
Negotiate and Manage Risk
- Lead procurement, bid reviews, and negotiations with contractors and design professionals, challenging costs and managing contracts, change orders, and payments.
- Protect buildings through strong contract terms, proactive risk management, and resolution of vendor disputes and claims.
- Oversee NYC Department of Buildings filings and coordinate with design professionals and contractors to keep approvals and sign-offs on track.
Raise the Standard of Our Project Management Practice
- Establish project delivery standards and playbooks spanning scope, vendor management, and closeout.
- Mentor project managers and coordinators, review complex projects, and coach them through board interactions.
- Implement strong project controls for contracts, change orders, budgets, schedules, and board reporting.
- Turn project lessons and market insights—including contractor performance, pricing, and NYC code changes—into improvements across the team.
What You Bring:
- 10+ years of project management and construction experience, primarily as an owner's representative on NYC projects, leading multi-million-dollar projects from scope through closeout.
- Proven problem-solver who can prevent and resolve budget overruns, contractor issues, disputes, and loss of board confidence.
- Strong construction expertise across pricing, sequencing, and coordination with architects, engineers, and contractors.
- Skilled negotiator with an established NYC network of contractors and consultants, able to challenge costs while maintaining strong relationships.
- Strong contract and risk judgment, including AIA agreements, insurance and indemnity, liquidated damages, lien waivers, and change orders. Insurance-loss rebuilds or construction disputes are a plus.
- Expert knowledge of NYC DOB processes and local laws, including LL11/FISP, LL97, and LL152.
- Trusted board advisor who communicates clearly, navigates difficult decisions, and helps win new engagements.
- Experience building project delivery standards, including processes, controls, budgets, and reporting that improve consistency and predictability.
- Experienced mentor who develops project managers and raises team performance.
- Builder's mindset with an interest in shaping processes at a fast-growing, tech-enabled company and using modern tools, data, and AI.
- Relevant degree in construction management, engineering, architecture, real estate, or a related field; PE/RA license or PMP certification is a plus.
- Condo and co-op experience strongly preferred, with comfort conducting regular site visits across NYC.
Compensation:
This role offers a salary of $130,000 - $160,000, depending on experience and qualifications, along with a competitive benefits package and equity.
