Overview:

The Project Manager will lead the day-to-day execution of capital projects across Daisy’s condo and co-op portfolio. This role serves as a key partner to boards, property managers, contractors, and residents—keeping projects on track across scope, schedule, budget, and quality while providing clear communication and guidance throughout the process.

You’ll combine strong project management skills with a client-first mindset, helping boards understand their options, identifying risks early, and coordinating the many stakeholders involved in getting complex building projects successfully completed.


What You’ll Do:

  • Manage the day-to-day execution of capital projects (e.g., façade/Local Law 11, roofing, boiler, elevator, and interior upgrades)
  • Serve as a client-facing point of contact for boards and Daisy internal property managers on assigned projects: attend board meetings, present project updates, answer questions, and help boards understand their options. 
  • Coordinate with property managers, contractors, and building residents to schedule work, manage access, and keep everyone informed. Prepare project updates and materials for board meetings.
  • Build and maintain project schedules, trackers, and budgets. Track invoices, change orders, and payment requisitions against the approved budget.
  • Spot schedule, budget, and quality issues early and escalate them to leadership with options for resolving them. Process change requests through the approval workflow.
  • Act as the day-to-day point of contact for contractors and vendors on assigned projects.
  • Solicit and level bids, gather insurance and permit documentation, and coordinate with engineers, architects, and general contractors from kickoff through closeout.
  • Conduct regular site visits to check progress, quality, and safety, and document conditions with photos and notes.
  • Keep project records, filings, and documentation current in Daisy’s systems, and write clear weekly status updates for internal stakeholders.


What You Bring:

  • You possess 3–5 years of project management or construction coordination experience, ideally within the real estate sector.
  • A degree in construction management, real estate, engineering, business, or a related field is preferred. Project Management Professional (PMP), CAPM, or a similar certification is a plus.
  • You have hands-on experience coordinating with third parties such as contractors, engineers, and architects. Some exposure to insurance or legal documentation is a plus.
  • You are comfortable with project management software and tools and spreadsheets.
  • You are a clear, confident communicator who is comfortable in front of boards and residents. You keep clients, contractors, and managers informed, and you follow up until things are closed out.
  • You build trust with clients by being responsive, reliable, and straightforward about what’s happening on their projects.
  • You have working knowledge of NYC DOB processes and local law requirements (e.g., LL11, LL97, LL152), or you’re eager to learn them quickly.
  • You are highly organized and detail-oriented. Nothing falls through the cracks.
  • You’re a practical problem solver who uses data and sound judgment to recommend next steps.
  • You uphold a client-first mindset and care about the residents who live with the work.
  • You are adaptable, proactive, and take the initiative in your role.
  • You can juggle several active projects at once and prioritize well.
  • You are comfortable in the field, with regular site visits across New York City.
  • Condo/co-op property management experience is desirable.


Compensation:

This role offers a salary of $100K-$120K depending on experience and qualifications, along with a competitive benefits package and equity.
